Welcome Back to School - Time to Get the Shelter Ready

Welcome cakeMany of you have already begun and others will soon begin to prepare your shelters for the upcoming school year. The following list shows recommended items that should be checked and/or accomplished. This list is not all-inclusive but represents key areas to review prior to residents moving back into the shelter this fall. Please contact me if you have any questions.

 

Several KEY items to highlight:

 

INSPECTIONS- Your property should be thoroughly inspected by the house corporation prior to occupancy. Inspecting now will solve problems down the road. If you need sample "what and when to inspect" sheets, let me know. Please keep in mind this task should not be left to undergraduates, but should be managed by the house corporation as owners of the property.

 

ROOM CHECK-IN- This should be done by a member of the house corporation using a standardized check-in form. Residents need to know they will be held accountable for damage and the move-out condition of the room

 

TENANT MEETING- The house corporation should meet with all tenants to explain shelter rules, rent due dates, lease expectations, etc. This is an ideal time for house corporation members to introduce themselves and explain their roles.

 

LEASE- Prior to the beginning of the fall term, a lease was signed between the house corporation and the chapter. The chapter then required members to sign a sub-lease for their room. This should have been completed by the time you receive this correspondence. Leases protect the chapter and the tenants as well as the house corporation.

New Shelter at Texas State University

Texas State shelterZeta Delta Chapter at Texas State University recently completed a 6,000 square foot ranch-style home on its three acre property. The house has 13 bedrooms and currently houses 14 active brothers. Rooms feature a personal built-in study, walk-in closets and spacious layouts. Downstairs bedrooms have private baths. Upstairs bedrooms share a bathroom per two bedrooms. A favorite feature of the house is the large kitchen complete with upgraded appliances and granite countertops. Other upgrades include tankless water heaters throughout the home and a fire sprinkling suppression system. The air conditioning systems are all separately metered per room and allow for each room to have individual control of the air temperature in their room.

 

The house has been furnished with Texas ranch-style furniture which meets accommodations for the 14 men living there, including a large 55" HD flat screen for the living area. Wireless internet is available in the house as well as wired network connections in each room. Laminate wood flooring is installed throughout the home. Composites from the 1970s through current day fill the house along with chapter awards.

 

This is the largest fraternity house on Texas State University's campus. Because of heavy alumni involvement and donations of some of the building materials, the construction was completed in just over five months and was completed slightly under budget for under $400,000. For more information contact House Corporation President Josh Schneider.

House Corporation Standards and Best Practices

Cincinnati interiorAre you running your housing operation in accordance with the standards and best practices adopted by the Arch Chapter? 

 

Four years ago the Arch Chapter adopted standards and best practices for the operation of Delta Tau Delta house corporations and shelters. These documents were developed by the National Housing Committee. While not a mandate, the Arch Chapter encourages all house corporations to adopt and follow these important documents when conducting house corporation business and operations.

Property Management

Illinois ShelterHave you ever asked yourself the question, "There must be a better way to run this chapter house?" Hiring a property manager to assist with the day to day operation of the shelter can help increase the appearance of the facility, control the amount of deferred maintenance and give the house corporation the opportunity to focus on managing the shelter rather than fixing toilets.

Clothes Dryers and Vent Maintenance

The clothes dryer is a wonderful thing. As a time and labor saving appliance, it is both a convenience and a necessity. It can also be a danger. Dryers bring together, in sometimes perfect concert, all the ingredients needed for an unwanted fire: heat, air and fuel.
